Advertising & Distribution Feeds:

Our advertising gets results!  Landlords... for $69.00 per month your rental home is syndicated to over 70 rental portals reaching over 10.2 million renters per month!  This helps us rent your home faster with better qualified candidates.  Visit www.rentshout.com for a complete list of syndication sites. Your first month of advertising is included with your initial set up fee of $250.00

 

Owner Fees:

 

Set up: $250.00 includes setting up owner portal, pictures, tour, yard sign, unique URL website and one month paid advertising in our Rent Shout system. (See advertising above) 

  

Management fees: 10% of all rents paid monthly for non-clients of Southern Winds Realty.  8% of all rents paid monthly for Southern Winds Realty clients.  We do not charge a half the first month's rent as most of our competitors do.  Instead, if an agent with any Real Estate firm brings us a qualified tenant, we will pay them a referral fee between $150 to $250 (depending on price range) and subtract it from the first month's rent.  This is an industry high, but feel that 10,000 plus agents in the Charlotte area will increase our chances of leasing your property quicker.

  

Termination of Agreements:  In the event that a landlord would like to terminate their agreement with CharlottePropertyManagement.com, a 30 day notice is required.  If there is a tenant in place 10% of the remaining contract must be paid in full.  If no tenant was placed, there are no fees... just a 30 day notice.

  

Sales: As an incentive for our owners / investors, if we manage your property and you decide to sell, our brokerage company will provide the following incentives if we list and sell your properties.

  

  • $250 credit at closing on sales between $50,000 to $149,000
  • $300 credit at closing on sales between $150,000 to $249,900
  • $450 credit at closing on sales between $249,900 to $359,900
  • $500 credit at closing on sales between $360,000 to $499,900
  • $550 credit at closing on sales $499,900 and higher

Tenant Fees: 

Application Fee: Application fees are $65.00 per application. If an application has more than two people, a separate application must submitted for that person.  Application fees are not refundable, please read the terms of the lease for each property or call the property manager with any questions prior to submitting an application. Keep in mind poor credit, bankruptcies or poor rental history will seriously hamper your chances of being approved.  We follow strict guidelines developed by The Fair Credit Reporting Act

  

Lease Approval:  Upon lease approval, the first month's rent pro-rated and one month's security deposited is payable prior to move-in.  Prior to move in a detailed walk-through with digital pictures will be done with a representative.

  

Pet Deposits:  Pet deposits will range between $350 up to $1,500 depending on the property and discretion of the owner.  These deposits are non-refundable.

  

Lease Payments:  All rent monies are collected either through bank draft.  Rent is due on the first and is late on the 6th.  A late charge of $50 will be assessed on the 6th day of the month. 

  

Myths about automated bank drafts:  Please be aware, we have had several questions and fears why someone would or would not want auto bank draft.  Automated bank drafts are simply an authorization from you to your bank that specifies a specific amount to be drafted each month and sent to us.  No vendor has access to your banking account or any knowledge of balances etc.  Therefore it's an extremely effective way to pay bills without the hassle of sitting down and writing numerous checks each month.  Our tenants will also have their own password protected portal see up to date finances.
